The Sunshine Coast population is set to explode with half a million people expected to call the ‘Sunny Coast’ home by 2041. With a current population of just over 350,000, it is estimated we will need 99,300 new dwellings to meet the demand.
Two big developments in Harmony (Avid Property Group) and Aura (Stocklands) will be supplying 27,000 of those by 2031.
Harmony will be the location for 7000 homes, with the development designed to encourage a healthy and active lifestyle. It has the grand linear park running through the development, which is the size of 10 football fields, meaning no matter where you build, you will never be more than 500m from a park.
Aura is a master planned community being established on 2310 hectares of land with 20,000 dwellings, 20 educational facilities, two business parks, nine sports parks and 700 hectares of conservation area. A huge project being undertaken by Stockland’s to help with the population growth. This development also creates approximately 20,000 new jobs.
Educational facilities are an attractive feature of the coast. The Baringa State Primary School located in Aura is the first STEM (Science, Technology, Engineering & Mathematics) school in Queensland and there is a lot of competition to get into this school.
The Sunshine Coast also boasts the Sunshine Coast University which recently completed an $81 million expansion project and will be host to 20,000 students by the end of 2020.
A new Sunshine Coast University Hospital is also in full swing, with an estimated 4600 jobs to be created. Also, there is the redevelopment of the Nambour General Hospital commencing and this will expand its capacity and upgrade its existing clinical and support areas. Health care on the Sunshine Coast has never been better or more well equipped.
Work has commenced on the new CBD in Maroochydore. This will have Australia’s fastest telecommunications and data connection to Asia, automated underground waste collection, smart city technology and clean energy providing many employment opportunities for the growing region.
With its beaches, hinterland and mountains, the Sunshine Coast has always been the perfect location to live for its beauty. It is now also the best place to invest in both the short and long term.
